Welcome to the California market. It's a joke right now.

We've been looking to buy for over 6 months. We've put offers in on 5 different houses (3 bank-owned, 1 pre-foreclosure). All 5 offers were reasonable for the time and market, per our Realtor. All 5 offers were declined. The 3 bank-owned's thought they could make an extra $30k if they held out a month longer. All 3 have since dropped their list prices to below our initial offers. The pre-foreclosure ended up getting foreclosed on, then relisted for exactly what we had offered for it and sold less than a week later. The other offer was declined, then the list price on the house was RAISED $100k (because the owner is crazy).

The home we are currently renting is in pre-foreclosure. (We pay rent, but the owner doesn't pay the mortgage.) We have 136 days until the foreclosure auction.

Chris, a nerd by common definition is someone who invested a large portion of their time in gathering and understanding a specific set of knowledge. Buffett’s was understanding how to pick investments.
